Effective date: 4 February 2026
These Terms & Conditions govern the use of this website and the purchase of accommodation offered at Vallée les Etoiles.
1. Identity of the seller
Accommodation offered on this website is sold by BUNGALOWNET HOLIDAYS FZCO (the “BungalowNet” brand; “BN”). We operate this website as the official booking channel for villas and other accommodation at Vallée les Etoiles.
When you make a booking on this website, your accommodation agreement is concluded directly with BN, in BN’s own name and for BN’s own account.
2. Role of Vallée les Etoiles
Vallée les Etoiles is the holiday park where the accommodation is located. The park is not a party to the accommodation agreement concluded between you and BN.
The park is responsible for the on-site operation and guest services during your stay, including reception services, house rules enforcement, safety, maintenance, and other local services provided at the accommodation.
3. Definitions
• Guest: any natural person making a booking and/or staying at Vallée les Etoiles.
• Booking: the purchase of accommodation from BN via this website.
• Agreement: the accommodation agreement concluded between the Guest and BN.
• Travel sum: the total amount prepaid to BN for the accommodation, excluding costs paid directly on site or third-party expenses.
• Website: this website and all associated booking interfaces.
4. Applicability
These Terms & Conditions apply to all offers, bookings, and accommodation agreements concluded via this website. By completing a booking, the Guest confirms acceptance of these Terms & Conditions.
5. Booking and confirmation
5.1 A booking is concluded once the Guest completes the booking process and receives a booking confirmation from BN.
5.2 BN determines the accommodation offer, pricing, and availability presented on the website.
6. Prices and payments
6.1 All prices are displayed during the booking process and include applicable taxes unless stated otherwise.
6.2 Payments for accommodation are made to BN using the payment methods offered during the booking process. Where applicable, payments may be processed by a payment service provider or payment agent on behalf of BN; this will be shown during checkout and on the invoice.
6.3 Depending on the accommodation and booking conditions, payment may be required in advance via the website or may be made on arrival at Vallée les Etoiles.
6.4 Where payment is made at the accommodation, such payment shall be deemed to be made in settlement of the Guest’s payment obligation towards BN, irrespective of the method of collection.
7. Cancellation and changes
7.1 Cancellation by the Guest
In certain cases, a booking may need to be cancelled due to unforeseen circumstances.
The Guest (or an authorized alternate) must notify BN of any cancellation in writing, by email to info@bungalow.net.
In principle, cancellation or modification of a booking results in cancellation costs. After cancellation, the Guest will receive a written cancellation confirmation stating the applicable cancellation fee.
Unless otherwise agreed, the following cancellation costs apply, in addition to any reservation fees, preference surcharges and optional products (such as the Cancellation Fund):
• Cancellation more than 42 days before arrival: the down payment;
• Cancellation from 42 days (inclusive) up to 28 days (exclusive) before arrival: 60% of the travel sum;
• Cancellation from 28 days (inclusive) up to the day of arrival: 90% of the travel sum;
• Cancellation on the day of arrival or later: 100% of the travel sum.
Cancellations received outside office hours are deemed to have been made on the next business day. Office hours are Monday to Friday from 09:00 to 17:00, excluding recognized public holidays.
7.2 Cancellation by BN
BN is entitled to cancel a reservation in the event of force majeure or unforeseen circumstances.
For the purposes of these Terms & Conditions, unforeseen circumstances and force majeure include, but are not limited to:
• the accommodation no longer being suitable for rental (for example due to fire, flooding, or serious damage);
• the accommodation no longer being available (for example due to sale of the accommodation or insolvency of the Park operator/owner).
In such cases, BN will inform the Guest without delay, stating the reasons for the cancellation. BN will make reasonable efforts to offer the Guest an equivalent alternative accommodation at the same total booking price.
If no suitable alternative is available, or if the Guest does not accept the alternative offered, BN will refund all amounts paid by the Guest. No additional compensation shall be due.
7.3 Changes requested by the Guest
After conclusion of the agreement, the Guest may request changes to the booking, provided such request is made in writing and subject to applicable cancellation conditions.
BN may charge an administrative change fee of EUR 35.00 per modification, in addition to any resulting price differences or cancellation costs.
7.4 Changes made by BN
Accommodation offers are based on availability information provided by Vallée les Etoiles. In the event of an error relating to availability or pricing, BN reserves the right to propose an equivalent alternative accommodation within Vallée les Etoiles.
Equivalence will be assessed based on objective criteria, including:
• location of the accommodation;
• type and category of the accommodation;
• available facilities;
• composition of the travelling group.
If the Guest does not accept the proposed change or alternative, the Guest may cancel the booking. In such cases, the Guest is entitled to a full or partial refund of amounts paid, which will be processed within a reasonable period.
